The Golden Visa, for property investors
The AED 2,000,000 threshold is simple. The sequence around it is where applications stall.

A property purchase in Dubai from AED 2,000,000 makes the buyer eligible to apply for the ten-year UAE Golden Visa. The threshold is straightforward; the mechanics around it are where applications stall.
What counts toward the threshold
The AED 2,000,000 is measured against the value registered with the Dubai Land Department, not the contract price and not the developer's list price. Off-plan purchases qualify, including those on a payment plan, provided the registered value meets the threshold.
Multiple properties can be combined to reach it. They must all be registered to the same applicant.
What the visa gives you
- A ten-year renewable residence permit, not tied to an employer
- Sponsorship for spouse, children and domestic staff
- No requirement to remain in the country continuously to keep it valid
Sequence and timing
Register the purchase, obtain the title deed or Oqood certificate, then apply. Applications submitted before registration completes are the most common cause of delay. Our team handles the sequence end to end for buyers in any Imtiaz project.
